So I am looking to see if anyone has ideas about what options I should consider to gain more experience in real estate investing as I get my finances up to make my first purchase.

Secondarily, if I had a buyer for the land before I close, could I structure the purchase to include them without doing a wholesale deal?

I would recommend that regardless of market you decide to invest in that you find a fellow investor/realtor that can help you purchase in the neighborhoods that make for ideal long term rentals.

I a analyzing a cash deal for $420 that I will leverage after purchase leaving me with approximately $200k in cash plus the $100k in equity.

The 203(k) will allow you to put down as little as 3% on the Purchase+Rehab amount of $200k.
