Vinyl plank flooring is the way to go!

Southgate was the longest to rent , Graham/Strickland (jack britt) easy, Bingham was real easy but took the longest to rehab with two baths gutted and new flooring throughout and cabinets.Market rents were $950(2) and $850If you have the right property management with good rehab and not that shady crab people do like cleaning a 5 yr old carpet or put rolled vinyl in living area (stupid) and lipstick the heck out of it then it will be occupied. 

i was going to cover it with vinyl soffit, but i saw some other houses near me that had a stained tongue and groove  porch ceiling . 

It seems to differ from your standard Luxury Vinyl Plank in that it has a thick core attached to the vinyl plank that gives it a more solid feel similar to laminate. 

It is priced higher than a laminate vinyl plank flooring . 

VInyl plank is pretty versatile...and such a small area wouldn't break the bank...at $1.75- $2.50 sq. ft.

I've been considering going with vinyl flooring in the 2nd unit, to save on labor, and perhaps formica counters, to save on cost, but it might not save that much money overall, and it would not be consistent with unit 1 choices.
