@Garrett CanterIf you have loans on the properties 4 separate LLCs is overkill, remember If your LLC is sued they can only go after any equity in the LLC, and this is the "fire" sale value of the property minus the mortgage, because the mortgage has first lien.  

@Wade Garrett A locksmith is overkill for most incidents of this nature.

Being approved, being safe, getting items fixed, etc.Granite seems like overkill.

I also think the llc may be overkill for my first property.

They would make comments like "isn't this overkill?".

@Curt Smith, IMO, that's overkill if it's just @Erica Sherwood and a partner and the fees for the PPM alone in this instance are going to kill her.Erica, you can do this with just an LLC.

Might be over kill for SF but a good option for a apartment complex.The famous  complaint with any online management company is the lack of accounting  functions (have heard app folios is pretty good though).

An LLC is overkill for a single property in my opinion.  

With this being my first property rehab, ideally I'd like to swing the BRRRR method.I personally think 3 garages is overkill and not sure it would get me any more cash flow as a rental, whereas converting that 1 car side of the garage (it's closest and connected to the rest of the house) into another bedroom puts me in a new ballpark with it being a 3bd/2ba unit.
