I've seen everything from a lender using the highest middle mortgage FICO score of the LLC members (as long as the guarantor owns at least 20% of the LLC).

Our thought process, is that we should purchase a property in the villages or very close by as this is a very good middle ground for the said areas above.

Looking to meet other investors in the East Valley.  

If it's tight or you're uncomfortable with the tenant you have in there from a confidence perspective, especially if this is a first deal, maybe meet in the middle and get a lender at 75% or 77% (doesn't HAVE to be at 5% increments) that wont make you season, and leave a bit more money in the deal, but sleep better.Overall, if I cash flow well, have/keep reserves, and am comfortable I fixed everything in the house, I like to max out the LTV on refi.

And it's in a super convenient, central location, closer to downtown San Francisco than most of SF neighborhoods, and easy access to the whole East Bay.

I am actually under contract for a three unit a bit further South-East from there, closer to the river.

They just gave me $905 (why not 900 lol) for a 1 BR in my 7 unit across from the RTA in East Clev, whoop , cash would be about 650, oh and 1700 for my 4 BR in Lee Harvard , 

While you're saving money make sure you keep your middle FICO score above 620.

Essentially, the overlay surrounds the City of Ojai and includes Oak View, Meiner Oaks, and east of Ojai.  

I see people looking on FB groups but live in the east valley.
