I’ve got two women in one unit I suspect are washing clothes and hang drying them as the washer is currently getting the majority of the money.

These markets need investors, without them, the cities and towns will be left out to dry and the local tweaker is looking for easy break ins for their copper wire.

It's why Q1 2023 I went hard, I had the conviction.I got plenty of dry powder to add to the portfolio, but I would let some seasoning happening.

The Prescott quad city area is bigger than Sedona, with more to offer in the way of jobs and education:  Prescott is more expensive, 500 ft higher so has more snow and trees, but still very dry with the current drought. 

After 2017 the market had dried up and we had to go into more extensive projects, typically big basement issues or mold or both.

The builder dried with fans and made sure there was no moisture.

Im building in an area where new con has avg 14 DOM - specs that sell before the slab is dry,  Wilmington Nc area (beaches) where it then buyer eventually wants some things changed.

Around here the auctions are dried up. 

The first 5 times will be painful and frustrating - watch one of Brandon's or David G's videos on how to run the numbers - you'll become quick after a few dry runs.Just make sure you underwrite the deals against your Goals (ROI %, Cashflow $, potential longterm appreciation, etc), and run the numbers as if you're NOT in the property. 

I say that because the primer to cover the water stain may have to have your renters And their pets out of the unit for so many hours while they do it and then it dries because it may gas off.
