I’m looking at an off market 4 plex in Reynoldsburg area … asking price around 600k, massive units getting about 1500 in rents each.

One is in Jacksonville, which is 48 units, comprising of 4-plex's.

@Hansel Barretono, you buy the 4 plex with a low money down loan, and live in 1 unitisn't supposed to cash flow, just offsets your mortgage with the rentsbut of course you can even rent out the rooms in your unit and sleep in the basement or on a couch or whatever

Ok so I just bought an extended stay motel in Michigan......and I live in Utah.How it happened: I was under contract on a single level 9 plex in a small industrial town in Michigan, I flew out for the inspection and we found mold all throughout the roof and the crawlspace.

We had a 4-plex that was located near us, was managed by a good property manager, never had delinquent payments (even during the pandemic), & rarely had an empty unit.

Zillow - for sale by owner (all single family on Zillow), Apartments for Rent by owner (usually small duplex or four plexes - call the landlord and ask if they are thinking about selling. 

@Masyn Grant Barney so I think you are bit jaded in your statement that a 4-plex sells for $1M and only rents for $4800 per month.

I say amateur, because although I have had multiple SFR rentals for nearly 15 years I was new to the multi-plexs and new to the area that I was buying. 

You must occupy the residence within 60 days of closing and live in it as your primary residence for 12 months before renting out other units.Do this several times and you will have 3-4 performing (hopefully) 4 plexs (or tri or duplex) and then you can look at doing STRs.It would create a great base for you to work towards early retirement.
