Sometimes we miss great opportunities right in front of us, while waiting on the perceived notion of something better?

Since I can see "the light at the end of the tunnel", 9 months of focus is feasible, however he rather get started investing now, with the notion that if we did 2 flips, he and I could make enough potentially to pay off said debt.Thoughts/advice welcome.

There's a common underlying notion that there will be a downturn due to inability to pay. 

Additionally, these loans are put on 30 year terms, so the notion of anyone expecting someone to not buy a fixed asset for 30 years doesn't seem to add up.
