Here is what we know so far:Out of state land lord Has been for sale for more than 3 monthsAsking price 240kBuilt in 1981Each unit is 1050 sqft 3/2 with utility roomRent is $1050 (I have not seen the actual numbers this is what the real estate agent told us)Landlord is paying water and trash but don't have those numbers.Two units are currently leased Last roof: unknown AC and water heaters are currently working but do not know when they were last replaced.

Because I am still under lease with my land Lord.

Also, look in Tenant and Land Lord rights in San Mateo County. 

  * Your really a Land-Lord and you have tenants and that number of tenants depends on how many lots you have. 

You can be a slum lord or you can flip multi-million dollar houses here in Essex County.

In retrospect, all of the negative experiences we had were largely due to ignorance as land lords and property managers.

-In this area is it common for the land lord to pay for 'sewer' or is it the tenant?
