This was a conversation between my fiancee and I and I sided more towards if its not broke don't fix it attitude and she is more of the aesthetic look of things and future rents of increasing value have more space for the tenants.

I don't see it as being unethical to not upgrade unless required or horribly aesthetic and I would say that I percieve I am in the majority when buying turnkey properties.

Finding good tenants is much like finding good home buyers - you want them to fall in love with the place.If all a landlord does is put in the bare minimum without any thought to aesthetics, he or she is going to get the bare minimum tenant - and the problems that result.

If simply some advice would be helpful, we're happy to guide as well.Generally speaking, I'd stay away from stock plans as it's rare they work for every situation and the headache you'll go through trying to adapt it to your situation - it would have been better to start from scratch with something specifically designed for your location, zoning requirements, aesthetics, needs, and budget.
