rent control is not that big of an issue in rural OR WA it self regulates based on average income in Rural WA and OR.. you not going ot rent 2500 dollar a month 1 bd apartments in Aberdeen for instance..  

If the header was cracked and weakened years ago from moving a piano over this area with 3-400 pound movers. 

which makes it a lot easier to come up with enough money to move.  Really

I just had a tenant hire movers to move out and they left the hoses for the washing machine hanging in the laundry room which was on the second floor. 

The fast movers might have been okay because rental prices and home prices skyrocketed for a brief period of time.

It looks like the cash flow there has lots of potential, better than most places in WA state including Aberdeen and the flat market areas.

Finding information on the financial side of many markets hasn't been a major problem so far, but I'm struggling to find accurate and up-to-date Real Estate adjacent statistics such as population projections, tenant demographics, crime, main movers in local economies, environmental risks, etc all stratified by city (or even better neighborhood!).

I knew at this point he was a mover.
