Join off-market Facebook groups and local RE investor FB groups to get more local information about potential off-market properties, and find investor-friendly RE agents who are willing to work with you.I would recommend for a first deal at least to get something closer to home, easier to get back and forth to for your own sanity, ability to check on either construction or tenants, address repair and maintenance issues.

Soon afterwards a guy was trying to wholesale it on Facebook (not legal, btw.)

Facebook has mid-term rental groups for traveling nurses, etc.

Networking is key, and places like Facebook groups, BiggerPockets, and REI meetups are perfect for finding active cash buyers.

You can also check their reviews online at Google, Facebook, or Yelp.

You can also check meetup.com or search Facebook for real estate investment groups, clubs, or meetings in your area. 

Also check out facebook groups for travel nurse housing where you can post your property.

There are lots of investing and REIA groups on Facebook out there - most every city has at least one.
