You're sending post cards...2000-10,000 a month offering to buy houses cash and you're calling those leads before and after you mail. 

What I hear from national wholesalers (Kent Clotheir et al) that total cost runs $3000 per deal total marketing costs va a post card campaign.   

and effective marketing products (direct mail letters, post cards, whatever it may be) that speak to a seller the clearest and result in a lead conversion and an effective solution to both sides of the transaction, as well to avoid talking to unmotivated owners (looking for astronomical prices or not interested in selling at all)Any advice or experiences you have had are much appreciated!!! 

Everytime I open my mailbox or open my door there are yellow letters and 'ugly houses' postcards falling out in piles.

Or start sending out postcards or letters to the local investors who own real estate inside of their SDIRA.  

How many signed contracts do you typically get per 1,000 letters/postcards? 

I like to review articles and posts on BP to refine my strategy.Then I created a draft system for processing my lists and now I am direct mailing.No leads or deals yet, but my first batch of postcards just shipped so I should be getting some calls.

Once you have a list find a youtube tutorial on a place like click2mail to send out your postcards/letters
