We seem to have more in agreement than not, so you must have taken offense to the "short timer's disease" statement, which was tongue-in-cheek, military parlance I mistakenly thought you'd appreciate.

No offense here - but why would anyone in their right mind spend $300 or $3000 on these programs? 

Sounds like a smart move with your 1031 into larger scale and higher quality ... sometimes you play offense, and sometimes you play defense.
