Maybe it appears to the buyer they are going all out but what is going on behind the scenes?

The thing is in my 21 years of living here I’ve never seen Michigan valued this high and never seen the scene so competitive (I feel like I’m living in Texas right now).

Some investors arrive on the investing scene with a big bang only to fizzle away.

You have to be on the scene to collect your rent and it's hard to find good tenants these days. 

Also Germantown in the north east Philly had scene a lot of appreciation in these markets and is becoming a desirable place to live.
