Ben it means you can get free and clear title so that a lender will loan on the property or a title insurance will give you Title insurance with no exceptions other than ad valorum tax's ext.it gives you and out way deep into the transaction if a lien or judgment or other item shows up that precludes the title from being marketable.. this is standard verbiage in most RE estate boards contracts. if your doing an off the shelf contract or on line one it may or may not be in there and this guy Terry is advising you add it.. pretty vanilla really.

@Michael Stroup ..3 years ago, I got a steel rod cut and put a hole in 1x4(horizontal to sheetrock) and it supports well.u can also put another board on top for shelf and paint...maybe spent $20...
