It will take time until your closest sphere (friends and family) thinks that you are capable to handle all the aspects of a transaction flawlessly.

I was told the ones in closest proximity to the house are to be "capped" by the end of the year, but I would like to verify that myself.The property is connected to city water, so I guess the issue that could arise is whether or not groundwater contamination has or could occur. 

Just some extra information if it helps...Elkton, MD is kindof in the middle of nowhere in north east Maryland goes being 1 1/2 hour drive from Baltimore, MD which is the closest major city in Maryland that offers significant employment and commerce.

Being closest to Kingston, NY, and Poughkeepsie, I focused on them to find multi family properties.  

Ex) there is a fairly nice rehab'd 3/1 rental a few doors down on your street priced at $575 vs your $675, so you're being undercut by a significant margin.Best advice: find the closest comparable rental property for your 2/1 and price it similarly. 

That's the asking price however the closest comps are coming in at around 55,000.

The closest thing I found was the idea of opening a land trust in an American's name with the American listed as a trustee.

(What I mean is, don't expect steaks and sushi and Scotch.
