Rarely will an otherwise happy tenant move unless the COST to move is LESS than the annual increase.I will typically send a notice (45-60 days in advance of the end of their current term) giving options for them to choose and acknowledge- a long term with an increase, or month-to-month for a HIGHER increase.

Here is how we do it:- 25/7 answering service to take calls and take callers info (this isn't to screen calls but just to make sure the caller is acknowledged) - part-time assistant 2-4 hours/day (depending) on your volume- make sure you are ready to train your VAs, don't assume they know what you expect from them!

They can tell you from what point the clock started ticking on your notice since you acknowledge they didn't pick up the certified letter and you had to drop it off.
