My suspicions were elevated when I " a friend of mine" happened to see some mail addressed to the sister being delivered to the unit in question.I stopped the sister one day and asked her point blank if she was living there now, and she said "no", that she was coming over to "hang out" and check on the place because her sister was staying with her BF.

The property I managed was a 26 unit, 2-story single building, no frills, no balconies, showers only, old building, high ceilings, no elevator, with mainly tiny studios (about 250 square feet).

They had no balconies, no grass areas, no elevator (2 stories) no dishwashers, disposals, they didn't even get assigned parking as our little lot was not big enough for every tenant's cars or their guests.

I put it all in the ad - criteria and info about the property, including negatives (no dishwashers, no balconies, showers but no tubs, small parking lot and street parking, no elevator - but well maintained in good location, etc.), then went over it all before a showing.Kids are more destructive than pets.
