If you have good equity --you can take second mortagge with balloon payment --so buyer can qualify for $35K or $55k and have lower payments and qualify.Since you have section 8 tenants--go to city bureau and get list of available properties for rent --under section 8 - in your area --and contact those home owners.

When I called the real estate bureau, they told me (off the record) that I should never go with a single broker, always best to have a reputable management company to make it easier to force compliance and also so someone else is available when your main manager isn't.
