The last thing you want it demo on new construction to fix a cast swear, they do and will fail.Cost depends on what is needed to get to it, we had a property with cast sewer running under a cement porch, we added a BR and during demo put the new sewer in for $3100. 32ft of run.

This is since that last part varies a lot - like if you had demo or grading or a septic system to put in before you could start building the structure.Floors... we typically go for luxury vinyl plank vs either laminate or engineered wood.

@Marlon ZunigaWe use Propertyware, have experience with Buildium and have played with Appfolio and RentManager.Buildium is for smaller companies.The other three are tied, the differences being how much automation & customization you want to do.If you don't see yourself growing beyond 150 units, go with Buildium.If you're not very techy and plan to grow over 150 units, we'd recommend Appfolio.If you're techy and plan to grow over 150 units, we'd recommend Propertyware or RentManager.Of course, schedule some demos, take GREAT notes and them make your decision.FYI - there are MANY new options on the market, RentRedi, TenantCloud, Apartments.com, Hemlane, Rentec.

If anything the Epoxy could make it more dangerous because it conceals the asbestos tiles so if anyone decides to demo it in the future they won't realize they're ripping up asbestos until it's too late.

Houses typically sell $100-120 per square foot in this area.I did have one property that I purchased that I did the demo on and then decided to sell it and not fix it.

I assume you have some sort of ability to swing a hammer/paint/flooring/demo. etc.....If not, you'd best learn some basic low-level skills...
