Lower risk, lower return, but "realizable return" ... then once you cut your teeth on a few of those, if you still want to venture into the hood then find somebody who is doing it successfully to mentor you.

He has know idea whatsoever about development or construction.

So in the end, I was illegal for a good 6 months (unbeknownst to me) and worked, and paid taxes (no benefits whatsoever) during that time.

I will gnash my teeth for several months, (learning both a new operating system and a new application), but I will then have a useful, powerful, and relatively bug free set of applications tools that are priced most attractively!

Although this is not a home run, I think it's a great property to cut my teeth on.

I see so basically when I spotted a deal, I will down let's say 2% EARNEST MONEY then if no problem with getting finance or whatsoever, I will pay another 8% maybe couple of weeks later which makes up 10% then get 90% finance from the bank.
