AC issues, roof leak issues, slab leaks, are more daunting to overcome when low on funds.You are playing Russian Roulette if you start out owning investment real estate with no reserves at all.  

Learning how to overcome hurdles will help you tremendously as an investor.

You have a lot of obstacles to overcome, including making sure you have plenty of cash, you can qualify through that specific lender for the loan, the seller is WILLING to take that deal instead of another offer, and even finding this specific situation in the first place.

I am also looking into trying to partner or work via family members as well to overcome this hurdle but this also brings its own set of challenges and complications. 

What I mean by this is a challenge your facing and asking how to overcome it vs someone telling you what worked or didn't work for them.
