Many bad accidents happen to those that jump down into trench's only to have them cave in on them.  250 a day for Backhoe is not reality. 

I will be branding my materials to build professionalism, and mostly I want to make sure I am not using someone else's name on accident!

Both options 1 and 2 sound horrific. 7-8 points is highway robbery. 

However, insurance is limited because it only protects you from one type of liability: accidents/negligence.

Over the weekend one tenant got into a car accident and said he wont have rent on the first due to the car payment issues.

Pets are a personal decision, you can increase the rent by $50ish/ month and keep that but they also create lots of noise, almost always have accidents in the house destroying flooring, tri and doors, and create extra messes that have to be remediated when tenants move out.  

This wasn't an accident, he sounds desperate, and doesn't sound like he will be any benefit to the public.

I guess it goes without saying that I did not find BP on accident.

Well, I always wanted to be an entreprenuer so that wasn't gonna work for me, and thanks to the military I fell into becoming a landlord on accident and I don't regret it one bit. 

You're more likely to get in an accident and struck by lightning on your way to pickup your ticket than actually winning.
