XXXIII.DEFAULT BY SELLER: In the event that Seller should fail to consummate the transaction contemplated herein for any reason, except Buyer's default; (i) Buyer may enforce specific performance of this Agreement in a court of competent jurisdiction and in such action shall have the right to recover damages suffered by Buyer by reason of the delay in the acquisition of the Property, or (ii) may bring suit for damages for breach of this Agreement, in which event, the deposit made hereunder shall be forthwith returned to Buyer, or (iii) declare a default, demand and receive the return of the deposit.

The brokerage must have:An office, a toll free telephone, a sign,posted office hours or if by appointment only, a place and time for appointments, a performance bond, E&O, an insured escrow account and the office must be sufficient for the business contemplated (boy that's an opening).

I'm looking for my 2nd project and I'm contemplating starting a website which I would put on my "bandit" signs around the city ... a website that would include the type of properties I'm interested in (fire damaged, mold damaged, etc.)

@Michael Warinner unlike most of the people on this chat (and not knocking on them or their experience by any means), I can probably relate to you the most because I am 22 years old and have contemplated doing exactly what you did and almost did it if my mentors didn’t talk me out of it.What you should do varies based on what your major is and if you’ll be in any debt after school, but I’ll give you some solid general advice.If you’re majoring in something what will realistically get you a decent paying job out of school (ie: Engineering, Finance, etc), just go back to school.
