In the grand scheme of things, if you have poor tenants for a year, it's probably not the end of the world; just comes with a few headaches.  

But according to our state investigator when you have a website and do direct mail advertising through constant contact and other on line means and you are basically never closing on any deals this in their mind is just a scheme to circumvent the brokerage laws.Any way as you I am sure know inventory is so tight on the West coast that wholesaling in these areas is only successful for the very well cashed up wholesale companies that have tons of money to market .. 

This sounds like a complete ponzi scheme to me.

What you are suggesting is tax fraud and you are just proposing a scheme to not get caught.

So needless to say, as long as your spouse allows you to be you, and It doesn't affect how your family operates, they will eventually get on board if they see the value in it.Yes, it can be tough when your spouse doesn't want to go along with your hair-brained schemes until someone else they trust brings them the same information.

By and large, they're not designed under an umbrella privacy scheme.

Like someone said - paying $79 to Home Depot - may hit the bottom line but in the grand scheme of things how much is your time worth - say $25-50 an hour - usually going to the store, picking up, delivering, unloading etc will take WAY longer than the amount you spent on those smaller things.A few guys have said it in podcasts - if you can find someone else to do something you can do 80% as good then have them do it and put your time to higher/better uses.Though with that being said - I only learned a lot of what I've picked up over the years by being hands on - but the road to get to any level of success certainly took way longer - Guess like they say there is more than one way to skin a cat so pick one and go with it.
