It holds up well to abuse/washes better than most paints at its price point.  

The prep work is arduous but worth it if you ever want the cabinets to stand up to abuse.

I don't include washer/dryers due to the risk of possible abuse which is fairly common.

Great insight.I don't expect much fallout and don't think I see much if any abuse in Texas, but it also seems like the places where there is abuse of the system, they're starting to cut that out and make changes for the good.

Doesn't matter how high quality the tenants are, writing a strong lease agreement that protects YOUR interests, and being proactive (preventing the problem before it happens), will do nothing but help prevent liability and tenants who want to abuse the system. 

I couldn't find one that wouldn't repeatedly attempt to abuse me financially or through incompetence and laziness set me up with tenants that would, so I gave up and sold my out of state properties this year; what a tremendous weight off my shoulders that has been.If you do choose out of state (which I do not advise), another trap to avoid is the dirt cheap properties with low rents.

Meanwhile, they ( I am assuming here, not familiar with Cali laws) still do not clearly and simply define and regulate pets vs. non pets to eliminate actual confusion and abuse by those not actually qualified to have any kind of Assistance Animal.

Don't get me started....oh you did :-)Sad how much leniency there is for people who abuse the system. 

I know where I am it is extremely difficult to get paint covered with a SD unless tenant abuse/neglect caused the need for the paint, you can't just use the SD to put a fresh coat of paint on the walls.
