Turns out he went and read some generic legal article that has nothing to do with the topic at all from some national egal services site, just some generic legal site with generic information for no state in particular asking you to "buy their services to help you solve whatever problem you are facing" throughout the entire article as laws vary from city to city.Or the guy who did a lease option with tenant, except he didn't get any money up front, didn't charge higher rent with a portion of it going toward a down payment, then his tenant thinks he owns the house after paying below market rent for 2 years....but to top that one off, a wannabe attorney claimed to me I had no idea what I was talking about, you can't collect a down payment, you can't charge higher rent in lease options, etc.

Cash flow is such a generic term..... could be $100 a month or $400.

Let me give you a GENERIC example of what I'm talking about:-Save up the 100k-Julian Sung accepts a staff position in Dallas Texas. 

The rents in CH are good so that helps it cash flow and provides a nice ROI on the 25% we had to put down to purchase.Provide more details in a general manor or just make up generic numbers and we can help you calculate the return and if it makes sense.  

Do I need to change the PW to something generic to prevent possible hacking to other accounts?  

Just curious if you feel your getting those terms because of the relationship you've developed with the credit union over the years or if that's what they are offering out more generically.

@Jared Hottle for the traveling welders and pipefitters you mentioned, were you on a specific facebook housing group for those traders or was the group more generic to people looking for housing in your location?

When I mail "D4$" properties I just send what I call a "generic" yellow letter, basically telling the owner:"Hi, I'm a local real estate investor looking for properties in your area, if you've ever considered selling we should talk right away...I buy in "as is" condition so you don't have to make any repairs...call me if you're interested in turning your property into cash."
