I will do due diligence on the company as well as what sorts of spaces I am competing with out ther ein the market. but given a 10 or 15 year lease that tenant is not going to move to a different spot because it's cheaper because they ar ebound by the lease.In thi sparticular situation i'm looking at a newer contruction bank building with a 10 year lease and an industrial property that just had a 10 yea rlease signed with a large national recycling firm.Don - if they do bankrupt the court CAN invalidat ethe lease but what about lease payment form prior months that are woed.

I have been married for 32 years and if my wife (a very frugal person) had not been saving money from her work (she is a computer programmer) for about 25 years we would be in high water when I had a brain anuerism a little over 6 years ago and I have been unable to work the whole time and I still cannot walk yet.We have a daughter who is 20 years old and going to the University of Arkansas and it costs $6,000 a semester just for intuition and she (my wife) does pay all of expenses at school and does that without going into any debt.

I found a home that is near 17th street but I haven’t found much about the different areas and I called a property manager but they weren’t much helpWest 17 or East 17th, East means it is in Arkansas West means Texas.

I have heard of the 2% rule but in my area of Northwest Arkansas, while I'm sure there are those deals for a buy and rent, I have not been able to find any.

The only reason I considered selling is because I need to purchase a home near Little Rock AR area....I've looked at a few already and I just figured that with my income (65k-ish base+ nice quarterly bonuses) wont allow me to have this home in Jonesboro and a main residence a few hours away.
