I will be posting photos and videos as I go along, as I know how much everyone loves to watch the visual transformation of a project ( I know I do ).The first step is to wait for transfer date and hope that the druggie tenant decides to move out and not cause any problems.

Everything thus far has been visual from online and drive by-s.I can stick with a regular buy and hold (which I still plan to do as I grow my portfolio) but love the idea of infinity returns being able to pull my initial 'down payment' out.Thoughts?

The reason why I've asked is because I have talked to an investor of mine, who expressed to me that he wants properties that are closer to move in ready... as if too much rehab, is a deterrent for him. 

I'm more of a visual learner.

I can see where they would make a big visual difference, but the quality seemed very low and they felt very cheap.

The visuals and the character, I personally think It's an illusion especially If you are not living in the home who really cares.

It is not as visually appealing as the BP Calculator, but tells me what I need to know.

Pics are kind of dark, most pics have shadows, half cut-off in the angles, nothing is staged.I can't visualize where my furniture would go...

That being said initially I had planned to power wash and paint the exterior of the building, but some unexpected expenses came up, and it also filled with tenants faster than expected, so I the state of the exterior paint wasn't a deterrent to tenants.
