We've seem people living with live sewage back ups, failed furnaces in the winter (one tenant had to get through the winter using here oven/stove for heat,) roof leaks and chimney problems, basements that flood, etc.

It won't hurt to offer "partially furnished" units (fridge, microwave, stove and maybe a bed - there are a ton of places to find fairly nice furniture without breaking the bank).

In the Iowa market where I invest it is rare to see either SFH or MFH without a stove and fridge and my guess is that it would take a long time to find a tenant if you did not supply those while everyone else does.
