But, this 50% rule in my mind is the really applicable if you hold a property in perpetuity.

The problem is that it doesn't relieve the static pressure behind the foundation walls, and eventually you're going to see some wall movement.

The income obtained from actively working is redirected through investment opportunities to further perpetuate the above and increase the debt coverage ratio (lower expenses & higher income). 1.5/X DSCR + 12+ months of reservesIn the beginning it may be difficult since there is no passive income generally (only a job) so its a slower process which can be sped up if the acquisitions and accumulation portion are strategically managed.

When it came all the way to Oct. 13th and still no movement after 8 business days people began to grow concerned but phone lines were still open.Flash forward to Monday Oct. 16roughly 6am PST they then release the "story" of funds being tied up in a bank swap but provide no further details as to when the issue will be resolved but that their lawyer has determined the amount required to be held in reserves...they promise more details later in the day which never occur.
