Currently living in this SFH (relocated from Bay Area, Cali) while we plan out our next investment.Had literally no investment experience or knowledge with these transactions, but after seeing what could be done with a little common sense (and good timing), I'm optimistic about what can be done with more experience and knowledge.Life goals: 1) To spend more time with my family 2) To give back to family, friends and society (philanthropy) 3) To volunteer my time to great causes 4) To invest in great ideas 5) Leave a legacy for those I loveReal Estate goals: 1) Hustle and do what it takes to meet my life goals 2) Still planning my ideal REI strategy, but it ultimately would involve having a large portfolio of cash flow positive properties to live off and continue to fund investments.

Not that they are trying to misrepresent but their job is to a bit optimistic about their numbers. 

I am trying for 10% owner financing but not very optimistic.

@James Marin you're a bit optimistic but that isn't necessarily a bad thing. 

You didn’t miss much imho . 920$ ( very optimistic)for 8 units isn’t very good cashflow especially on half million dollars

People can be anchors in your life (doubters, pessimist, haters) or engines (motivators, optimist, cheerleaders). 

Maybe it's the optimist in me, or my faith knowing that God has plans to prosper me and not harm me that make me think I should over-extend myself rather than play it safe saving for a rainy day.  

@Kristopher Lamy, one SFR that cash flows $350-500/month after all expenses and debt service is VERY optimistic.

I'm more optimistic and say 6's.

It could be that sellers were overly optimistic and are asking too much or we might be getting to equilibrium of sellers and buyers.
