One other high risk tenant hasn't contacted me yet but I expect she will.Two 'high risk' tenants came through paid early.I had one tenant in my new property (purchased 2/1), text me and tell me he that he still has a job but he shouldn't have to pay rent because he is on the front lines???!!!

No offense but it sounds like you want to hire a property manager/accountant/marketing person and pay them less than just a property manager…Keep in mind that property management, accounting, and marketing are all very different skill sets.
