Violation of the rule is a criminal offense.

A hurdle you will find with trying to buy notes from banks is what reason will they have to sell to you in particular.No offense, but who are you for them to consider selling to.

One other high risk tenant hasn't contacted me yet but I expect she will.Two 'high risk' tenants came through paid early.I had one tenant in my new property (purchased 2/1), text me and tell me he that he still has a job but he shouldn't have to pay rent because he is on the front lines???!!!

No offense, I'm a realtor here in NY but I think an agent's time is better spent on retail owner occupied properties.

No offense but it sounds like you want to hire a property manager/accountant/marketing person and pay them less than just a property manager…Keep in mind that property management, accounting, and marketing are all very different skill sets.

Finally, I understand the seller has subsequently apologized for any offense caused by the curt language you referenced in one recent email, and that they have committed to completing your property expeditiously in accordance with the contract terms.

That being said the fact that they are always going on the offense to hit the landlord is more the reason to be on here (BP) and vote.
