At the end of the day I have to remember that true leverage in RE sales is in having an emphasis on acquiring listings and not merely in attracting buyer leads.

So you don't want it merely "appraised as" a 4 unit, you want it DELIVERED as a 4 unit.What he did, and how he got his mortgage before, how he makes that tenant go away, and if he exposes himself to liability for violating that 5th tenant's rights (both now, and historically), are not your concern.

My other thought is that if they're really aggressive, they're probably not that motivated, merely curious and angry.
