There is nothing quick (or inexpensive) in manually keying hundreds of monthly transactions from an owner's statement into Xero or QB, even with recurring invoices set up.

With IPN, I could have it bill the tenant automatically, now I have to generate the invoices (I have them set in QB to generate monthly, but I still have to log on to actually send the invoices).

For example, mine is multi-owner, LLC is “the insured” and gets audited, LLC has books, invoices, receipts, LLC pays quarterly taxes and is allowed by IRS to file SP, S, C, etc., it holds WC comps subs certificates and is listed on subs WC and liability policies as insured……Its going to be VERY difficult to prove it is SP.

They check decently (good references from present/past landlord, no criminal history/bad debts/delinquent accounts, credit scores in low to mid 600's).The husband just started his own business in September, so I don't have tax forms or 1099's though he did provide some invoices, paid checks and bank statements (it was very disorganized though and so I couldn't verify he was making 100% of what he claimed from it).

I keep a folder on my computer for each property and scan in contractor invoices and save as much documentation electronically as possible.
