While you are in there, you can expect to pay your PITI ($1254), sock away 10% of gross rents into a maintenance account, sock away 10% of gross rents into a cap ex account, pay the water bill, pay the electric bill (since I'm assuming there is common space & outdoor lighting, lets just say this will be $70/month), and that's it pretty much.
Jen Carlile Tiny home village / RV Park

Lots of long time locals (service industry folks, ski instructors, teachers, outdoor enthusiasts, etc) are being pushed out because long-time rentals are being sold & many people are moving up from wealthier areas like San Francisco and buying up properties that seem like a “deal” when compared to the Bay Area — deal in quotes because the median house price has increased by ~70% over the past year here.I have started thinking about the idea of building a tiny home village where the homes are tiny houses on wheels / chassis, and providing them at a reasonable rent.

I take pets and I won't rent to anyone who tells me their dog is outdoors only. They are tenants, so they are probably lying and the dog is an indoor dog, so I reject them for lying on the application. If the dog really is an outdoor only dog, I don't take pets that aren't considered part of the family.

Ken Latchers Your Opinion on Closing Laundry Room & Billing for Water
21 February 2013 | 18 replies
As they are all electric units (not gas), I don't have 220V service, in addition to the fact that washer/dryer can occasionally flood (4 units are on 2nd floor) as well as cost & moisture issues.I considered nad dropped the idea of coin op laundry given the buildings small size (6 units) and the fact that the outdoor "laundry shed" is not very secure and tenants constantly leave the shed door open and the coinboxes could be targeted, as well as I already have problems keeping neighbors from using it, etc.I am going to have the water company come out after closing, tell everyone to stop using water and they will check to see if the meter still spins - toilet leaks and faucet drips come to mind (I also wonder about possible main line water break, I had that happen twice in my life).
