Hi @Welton NeedamI work the entire Richmond metro area and while the true hotspots have their own pros and cons (Church Hill, Northside, Carytown, City Stadium/Byrd Park, etc) the metro area as a whole is experiencing a very hot seller's market.

@Kourtney Post if you currently do not have a FHA loan on your existing primary the option Larry pointed out is a very good one.Also be cautious your probably under capitalized to be buying a rental... the house hack works because your payment to live goes down.what happens when your tenant does 5k in damage and you use half or more of whatever liquidity you have to stablize and re rent.. this is reality some get very lucky but if your buying lower end rentals that cash flow cash flow in lower end comes with added risk and exposure to tenant damage
