Reach out to the couples who've already been married there and see if they're willing to let you use some of their photographs (clear it with the photographer too, in writing!!).

Once the house is ready to list and my professional photographer has taken photos do I then transfer all the info to the listing once owner confirms what price they wish to list.

She will charge me 1% for basically just listing the house on the MLS and handling negotiations OR she will charge me 2% and do an "email blast" to other realtors on a weekly basis and pay for a professional photographer to take pics of the house.Option Two: A Realtor who sold my own personal townhouse and was very professional ad did a great job but will charge me about 2.4% commission.Option Three: A Realtor who sold a nearby house to the one I'm flipping for slightly over the asking price, is bilingual and specializes in selling to Hispanic families.

Either the receipts, or the photographs?  

Only additional fees I charge are for if I have go attend an HOA meeting due to the tenant, have to unlock their door, or have to replace something like a garage door opener.

Once you've got a good agent, he or she will unlock the rest of the pieces for you, as they should have contacts for the other pieces of your real estate team.
