Rather than trimming expenses down, I refinanced into an interest only first and interest only second mortgage - I was told the price of homes always go up.  

I just got estimates for interior paint on a flip (walls AND trim) and the quotes came back $8k-$25k.

The drop ceiling would have hidden the coffee can with only the trim piece being visible thus it would have easily passed for a legit fixture at a casual glance.Obviously this would not pass a rough-in electrical inspection for many reasons the main one being that a coffee can is not UL Listed for that particular use so I am not in any way recommending re-creating this no matter how tight your budget is lol.

Painting, fix up some trim, replace old appliances, and the biggest thing get the flooring re-done.I am using FHA and I am awaiting the lender's appraisal to receive final approval (although we anticipate everything to pass).I have reached out to some contractors but getting in these units has been difficult since the seller is away and the listing agent seems to be traveling at the moment...

The only time I touch tree pieces (outside of trimming my beloved palms) is when I close on a property.

I pay the annual fee just because it is easier for me but you can sign up for a shorter contract period to trim your expenses.

Couple thoughts: I currently have a budget that is pretty trim.

HiDid you find someone I have a house where I need someone to install doors, trimming, sheetrock, tiles, fix deck etc, can you help me with someone for the labor 

However, there is usually lead on some of the older trim.
