@Brian Bond Regarding Germantown, on a personal level, I see that the area has a lot to offer - it's one of Philly's most historic areas and still retains a lot of that charm, it has great transportation links to center city and beyond, it's urban in character but still has some great greenery, strong (although needs improving) business corridor.

I work in Cambridge, would love to buy here but obviously priced out; next I looked at Somerville, also priced out there with 2 families going for a million; so then I started branching out from there, with the goal of renting to professional types who work in Boston and want to live in places with easily accessible public transportation.

I figure my time is worth more than finding a used appliance, making an appointment to see it, transporting it to the property, hoping it works on day one, hoping it works on day two...For the cost of appliances vs. my time, I would rather buy new appliances and have several years with less potential hassle than trying to save $200 on the front end, but potentially getting a call 6 months later from a frantic tenant who's losing their frozen meat because their used refrigerator crapped out.
