Best is to mail the notice and also place on the door.You can also knock and have them sign they have received it as well.We would always place on the door with tape and take a time date stamp pic with the camera if they are not home.So after you do the 3 day pay or quit notice then you go to file for eviction at the court.Depending on how many people are on the lease will determine cost to file.It is typically about 76 dollars and to file the all others about another 8 dollars.So the cost doing yourself is under 100.Now depending on how backed up the sheriff is on serving the eviction notice it could take 3 days to serve it or 2 weeks.The sheriff will go out and knock on the door.The sheriff will notate whether service was tack and mail (no answer at door) or the person on the lease signed for the notice.This is key because to get a judgement from the judge the tenant had to personally receive the notice or file a response with the court after the notice was tack and mailed.If no response was filed by the tenant the judge will automatically grant you the writ of possession.To get a judgement however you will now need to take them to small claims court later on.Remember that if they sign or file a response then the judge can grant a judgement if they choose in your favor.It has to be a person on the lease and not a minor or someone just staying there.A judge will only want to talk with the person on the lease in court and maybe talk to another living there not on the lease but the judge will not talk to them without the person on the eviction notice present.They could get a power of attorney to speak on their behalf or have their attorney present instead.Once the writ is granted the tenant is not still out.They transfer writs in batches from the eviction office to the Marshalls office.Sometimes 800 writs in Fulton county have to be served in one month.The tenant usually has 5 days to respond in the eviction notice and then if they answer a court date is set for about 5 days later.So total time to get them out would be about 45 to 60 days.The 60 day notice thing is for unique situations and not the typical eviction in Georgia.As far as garnishment and bank levy it is allowed in Georgia.Getting the judgement is easy but collecting is hard.You can only collect 25% of the total weekly income and that is if they are not below the Federal poverty guidelines.If there are multiple people garnishing already the amount is lower.
