Hi BP, I’m looking for advice, thoughts, guidance from people with experience buying property at a los angeles county sheriff auction (not foreclosure auction) - properties that are being auctioned by the sheriff because of a judgement against the owner or that have been confiscated by the sheriff for some other reason.

Where as, had there been a late penalty, the judge does NOT award that in the judgement against the tenant.For example, if the rent is $900/mo with a $100 on-time discount, and tenant is three months late, the judge will award $2,700 in the judgement against the tenant.

I have been there and most courts will make an immediate judgement for the landlord when rent payment has not been made.

The “responsible” party wasn’t even responsible enough to maintain insurance or use a licensed plumber, so I can’t imagine you would collect anything from him even if you did d get a judgement.
