The only way I can think to make it work is to sub some things out, demo being one of them.

Every time we do some demo work to fix something, there is more behind it.

Also which of the potential tenants is the best co-tenancy or will have the less cost to build out and also to demo if they don’t make it.

We are small LLs in Seattle and are looking to demo our primary and develop the 12000 sqf site into several units.

The former use as a auto repair could present some concerns and you should find out how the former heating oil tank was abandoned (removed, closed in place, etc). since you are converting this building as opposed to demo so you wont be excavating impacted soil, the principal concern would be potential for vapor intrusion since you're planning on converting to residential. this can be addressed with a system similar to radon system.

@Leilah Davis what is the zoning of the land - can a developer demo the existing building and build a larger MF structure to maximise income?

as we are demoing the drop a huge piece of plaster and ceiling come crashing down.  

Well....I bought one in March 2019 and have only demoed it so far....There is no interest in doing that house for me. 

Divide that into how much money you made.I try to do as little as possible, except calling contractors, paying contractors and I love to do demo.
