PM handles all, owners are not bothered ( nor should they be ) with BS, $70 bux or so per month,(  SF, avg net rent about 700 after all expenses with PP of avg 65k )  repairs below all competitors, and not having to worry about it ,  screening tenants ,evicting etc, NEVER would want to be involved with any of that .

Inside, the spaces do not look like someplace a person would choose to live compared to a standard apartment...if the market were super hot, and getting a rental was hard...and super competitive, people will live anywhere they can get...and make do, but with more attractive offers from competitors at similar prices, they tend to shop for the best they can get for their money.Let me give you an example of two things that jump out at me...Bathroom: There is a huge space between the toilet and the sink and the shower is a (tiny) 30" x 30" (ish) looking space vs a 60" x 34" (ish) bigger space (aprox. tubs size) that fits people who like to eat a lot.

I'd love to know what other people are seeing or what they are doing to combat this. rent is actually decreasing in the last 12 months, lot of apartment syndication is on trouble becoz their competitor is starting to give free rent or reduced rent, also there're more rent unit available in the market these days, like texas in general would have more rent unit available til 2026.

I've also completed trials of competitors and found that when compared to Buildium, they didn't hold a candle.

Saving 2% in processing and 3% elsewhere is what is required to survive and/or thrive, while competitors are shutting down or being bought out.Other trends in 2021:- Paying existing tenants to conduct showings before vacating, thus not needing to pay real estate brokers - No office, be completely remote, save $$$$$ by not having an office space- Virtual team: pay $5 per hour to an expert European consultant instead of $20 to an entry level American.- Your property photos = marketing content, professional photoshoot / videos / 3D walk-throughs = major change in demand generation
