@Simon Obas I use Cozy to collect rent, but I’ve never used their rent estimate report feature ($20 for a single property’s rent estimate is kind of expensive).Regardless, I would not go off what any single site tells you the rent should be.

@Lewis Yuan, while it meets the "1% Rule" on paper, the fact that you'd be paying full market value suggests that every (investment) property in that same area would have a similar return. ie.
