If you don't want to deal with people who have shown themselves to be unreliable in the past (I know I wouldn't), I would do what @Kim Meredith Hampton suggests and give them their non-renewal notice and start marketing the property.

@Kim Meredith Hampton I just today got a hold of the agreement between the current owner and the management company indicating that the contract could be terminated with 30 days written notice.

@Shelly Doris and @Kim Meredith HamptonAnother question, also in the book it states to make sure that the property management contract has a clause so you can give a 30 day notice to the property management company for non-performance.

@Kim Vedros It may be that Auction.com is conducting the sale of that particular home, which will still be carried out in person at the time/location designated by your county, and then the county may have a list of what will be auctioned at that time/location.

@Kim Harlow-Williams you are in a great area for multi-family investments.
