Sounds like boiler plate advice aimed at a new person getting started and buying at retail.  

I know taking 100% of the “headaches” off his plate is certainly worth something to him.

I feel like I hired the Belarusian's extended family members as plumbers when we first moved here-they took our tennis rackets, my husband's weight plates, all manner of exercise equipment. 

Like vanity license plates, you pay a little extra for being able to use a specific number.

It appears that the truly motivated ones, and the ones who have equity, are not calling me.I know you have a full time job, but you have got to make some time to follow up with these individuals; perhaps they are motivated, but other things are on their plate, they just simply forget or they are too busy being "wooed" by people who are actually taking the time to follow up.

Hello NateThere are only a few elements required in a contract.1) Both Parties must understand the agreement2) The agreement must be in writing3) It must be for a legal transfer4) There must be consideration5) Both Buyer and Seller must be 18 or older.All of the other clauses are boiler plate CYA.As for the terms of the note most escrow companies will have a basic note to use.

The best is when they ask what states, UPB, BPO etc you're looking for, then they send you a list with a plate of spaghetti.   

Thats without me getting a lawn service to take that off my plate, currently I do all the yardwork on the property.

I do not currently have a bookkeeper but I do have an assistant who I plan on training on bookkeeping next year to help take it off my plate.

I got a little too much on my plate and had a couple homes vacant for a while so it was re-negotiated to 6 months and then ultimately to 3 months.
