I was screening a tenant and I couldn't verify previous landlord and the tenant gave me there last bill which had everything they were charge for dented refrigerator, resurface tub and others items along with braking the lease (I was going to approve this person) but I was persistent and finally got in contact with them they just said in writing that they owed money so I denied because of that.

Be persistent, keep offering your services in exchange for some mentoring and you will find someone willing to take you up on what you have to offer.  

I haven't had much luck with auction.com but it can pay off with persistence.  

Just gotta stay persistent I think. 

However, it requires persistence, a willingness to adapt to the changing market, and a solid understanding of the trends that are driving the industry.
