First position good.. if those are 350 to 400k homes I bet you cant build one for 100 to 150 each. were is the rest of the money coming from.2. new home subs generally only need to be paid once a month and are fine with bank draws.. 3. 6% is LESS than what banks are charging now.. private money first should be double that at 10 to 15 % interest in first position if no points are being charged.4. permits are Duh you need those same with insurance.. those are just standard items any builder needs.experience is good.. however as mentioned by all. the rate would be something someone would give their kids or family loaning to family member.. if you want to do it because you feel generous.. that's your call but its way below going rate for private money.

I have not tried them but there are also acoustical panels you can get to help as well.While none of this is required of you, if the tenant otherwise is a good tenant it might be a nice gesture.
