I got 15% note rate and then another big move with the currency arbitrage.. although for me lending in BC I did not research it far enough it ended up well as stated.. but once I dug into what happens if they don't pay.. that's when I got a little bit of an ut oh not the US and much tougher.. it was a small number like 100k.. so not the end of the world but still.

I think that contributing to a 401k with your employer makes sense after you’ve accumulated a fair amount of assets (Real Estate for me) first, paired with a sizable cash balance in your personal savings account (100k for me).

I don't know how many windows you have but at HD they have vinyl shutters for $35/pair so for maybe $300 including install you could give the house some dimension.
